Pool Closing Terms & Conditions
Thank you for choosing Mirage Pool & Spa for your pool closing services. To ensure clarity and understanding, we have outlined the full details of the inclusions, exclusions, and Terms and Conditions of our services. We look forward to helping you close out the season safely and efficiently.
FULL CLOSING INCLUDES:
- Lowering of Water Level: Lowering pool water to appropriate level for winterization of lines. (1 Inch below lowest jet)
- Draining of Pool Lines: Blowing out and plugging of pool return and suction lines & skimmer to prevent freeze damage.
- Winterizing Pool Equipment: Draining of pool pump, filter, chlorinator, and heater (if applicable). Antifreeze added to appropriate lines as required.
- Installation of Winter Cover: Putting on & securing the Safety Cover, Tarp & Waterbag (filling water bags included Note: customers are responsible for maintaining water bag levels throughout winter.), or Lock in Cover.
- Chemical Kit (if purchased): Addition of Pool Closing Kit
- Removal of Summer Accessories: Removal of ladders, handrails, return fittings, skimmer baskets, lights (if applicable).
- Attached Spas & Water Features: Winterize extra features – may incur additional charges.
- Step Cover (if provided): Installed over the steps.
PARTIAL CLOSINGS INCLUDE:
- Points 2-8: All other items listed in the full closing
- Water Level: Customer is responsible for lowing water level 1 inch below the lowest jet. If not, customer will be charged for a full closing, $399.00+ tax
Equipment Winterization Only Includes:
Winterization of pool system only. Water must be lowered to 1 inch below the lowest jet prior to our crew’s arrival. Otherwise, a $50 trip fee will be applied.
Additional Closing Services:
- Water/Rock Feature: +$45.00
- Attached Spa Closing: +$125.00
- Extra Cover or Leaf Net Installation: +$89.00
- Cartridge Filter Cleaning: Two-day service: pick-up, cleaning, drop-off, +269.00
- Salt Cell Cleaning: Decalcification of electrolysis plates with mild acid, +$55.00
- Closing Chemical Kit: +$45.00
- Safety Cover Grommets: If seized grommets need to be redrilled or replaced, this will be a billable service to be completed after the pool is winterized at a follow up date.
Terms and Conditions:
By booking your pool closing with us, you agree to the following terms and conditions:
- Appointment Scheduling: Mirage cannot guarantee a specific time slot for your pool closing and will not be held liable for failure to complete the closing due to issues with accessibility or closing parts availability. Our schedule is based on geographical efficiency & is subject to change due to weather, traffic, or other unforeseen circumstances.
- Clear Access: The homeowner is responsible for ensuring that the driveway and backyard are clear for the Closing crew to access the property and transport equipment without causing damage.
- Winter Cover & Accessories: All covers, water bags, plugs, and accessories must be visible and accessible to avoid incomplete service or additional charges.
- Equipment Removal: All ladders, rails, fittings, and accessories must be removable. Seized or rusted components will be noted, and removal attempts may be limited to avoid damage. A garden hose or running water must be provided for waterbags to be filled. Mirage is not responsible for any water bags unable to be filled if water is not on.
- Electrical Access: Ensure that equipment breakers are turned off and accessible prior to closing. If there is a main breaker in the house to turn off power, please make sure you do so. Mirage is not responsible for damage of pump if it turns on over the winter from the inaccessible breaker not being turned off.
- Safety Considerations: All pets must be secured and children supervised during service. Mirage is not liable for incidents involving pets or children during service.
- Frozen Pools: Mirage does not guarantee service if the pool is frozen or partially frozen at time of visit. A rescheduling fee will apply.
- Unreported Features: Any unreported water features, spas, or specialty systems may be billed at additional cost or require a follow-up visit.
- Debris and Water Bags: Mirage is not responsible for clearing leaves or debris from the pool cover after installation or monitoring water bag levels during the winter season.
- Liability: Mirage Pool & Spa reserves the right to refuse service if the backyard is deemed unsafe or unclean due to pet waste or other hazards that pose a risk to the health and safety of our technicians. Should service be delayed due to this, additional follow-up fees may apply.
- Post-Closing Damage: Mirage is not responsible for damage caused by extreme weather, improper water levels, frozen lines due to homeowner delays, or failure to maintain water bags or cover tension.
Additional Considerations:
Failure to provide required items or access may result in an incomplete closing and a return visit ($). Mirage reserves the right to refuse or reschedule service if conditions are unsafe, such as excessive pet waste, ice, snow, rodent/insect infestations, or hazardous terrain. Should service be delayed due to this, additional follow-up fees may apply.
Important Notes Regarding Post-Closing:
- Winter Cover Care: It is the homeowner’s responsibility to remove standing water and debris from the pool cover throughout the off-season.
- Monitoring Water Bags: Tarp-style covers require properly filled water bags to remain secure. Mirage is not responsible for bags that burst, leak, or shift over time.
- Safety Cover Maintenance: Ensure all anchors remain flush with the deck once the cover is removed in spring.
- Freezing Risk: Late closings, or equipment left running during freezing conditions, may result in cracked pipes, damaged heaters, or other freeze-related issues not covered by Mirage.
- Spring Preparation: Cartridge filters, salt cells, and pool cleaners should be cleaned and stored properly. Winterizing does not include these services unless purchased.
- Stuck Grommets: Any grommets that are stuck or seized may require additional follow up visits at additional cost. Mirage is not responsible for any incidents that occur for grommets left unattended to.
Glossary of Terms:
- Winterizing: Draining and plugging of plumbing and pool equipment to prevent freeze damage.
- Partial Closing: Equipment shutdown without full accessory removal or cover installation.
- Operational Water Level: Water level appropriate for your cover type (below skimmer for tarp; manufacturer-specific for safety cover).
- Antifreeze: Non-toxic RV/pool antifreeze added to lines to reduce risk of freezing damage.
- Service Call: A one-hour visit to assess and attempt repairs.
- Follow-Up Service: A return visit to complete a service call.
